finance your domainYes, I guess this is a week of leverage for me.  Earlier I was writing about how to finance your furniture…now, finance your domain name.  Just leverage your lifestyle :)  (j/k)

I made a personal acquistion today on a new domain name in which I believe it is valuable and hopefully in the future will plan to do something with.  Upon purcasing this domain which was owened by a domain house (firm that buys domains then charges 3000% markup) and during my transaction they asked me if I wanted to finance this investment…pretty neat, right?  I didn’t know you could do this…but there is a company out there called Domain Capital.  They have done some pretty big deals with some pretty big companies like CD.com and you can even refinance your domain like SanDiego.com did for $1,000,000.

Crocker-Citizens National Bank Building Gone Condo (L.A.)

LA CondosIn the late 1960s, it was Los Angeles’ tallest building — and a first piece of what became downtown’s modern skyline.

Now, the 42-story tower at 6th Street and Grand Avenue is making history again, this time as what appears to be the largest “adaptive reuse” project in Los Angeles history.

This week, the Los Angeles Planning Department is expected to approve plans by a developer to convert the building — which was originally known as the Crocker-Citizens National Bank building — into a mixture of commercial and residential condominiums.

Most of the adaptive reuse downtown Los Angeles has seen so far has focused on the conversion of historical bank buildings into residential units.

But this signals something new: The arrival of the residential building boom in the heart of office tower country. Most of the loft and condo development so far has been to the north in the old financial district and to the south in the neighborhood around Staples Center.

The only other major downtown skyscraper to go residential was the vacant 1100 Wilshire office building, which opened to new homeowners last year. Continued…

Oprah Condo in ChicagoToday is Oprah’s 53rd Birthday.  Happy Birthday, I am sure my Mom sent you gift in the mail!

Oprah Winfrey neighbors in the exclusive Water Tower Place Complex, in Chicago, have been causing a fuss because they fear Oprah’s dogs will run riot around their condominium building.

Oprah Winfrey has spent a lots of money connecting 4 separate condos and now other residents are complaining about her furry friends.

Residents have complained to the management, worrying that their luxury condo homes will be overrun with Oprah’s 5 dogs, and the building has a strict 1 pet/unit  policy.  

The building manager insists the Water Tower residents are making a big fuss over nothing because she has already spoken to Oprah about the dog issue.

Finance Your Condo Furniture!

Condo Furntiure Finance Your Furniture

…and I am not talking about putting it on your AMEX at 18% interest or using those catchy in store finance programs.  What I am referring to is…finance it within your mortgage!  Many are probably asking themselves…can I do this?  The answer is YES, you can.  Here is probelem #1, most if not all the loan officers you will ask will say that you can’t and the reason being is, they dont know how to do it (and are probably too lazy to research it).  Well below I will show you one out of the 3 ways you can do this according to Fannie/Freddie guidelines. 

Scenario A - 5% down on a 500,000 purchase price

Jimmy (Buyer) enters into an agreement to purchase a $500,000 new condo / loft.

Jimmy has no time, no decorating talent, but is business minded smart and he knows that a properly upgraded and well designed condo or loft will have a higher re-sale value and he will most likely get out what he upgrades…or more.

Jimmy’s sister Lina has a good eye for design so she decideds to help Jimmy.

Jimmy and Lina go out and pick out plasma TV’s for living room and bedrooms, tables, chairs, couches and even art work and silverware.  At the end of the Jimmy and Lina estimate about $12,000 in upgrades.  (they went to those cool stores that dont cost a lot like IKEA)

Ok here we go…

Jimmy now needs to find a mortgage lender who will loan him $487,000 on his $500,000 new condo.

Well, before Jimmy was going to purchase the condo for $500,000 with 5% down…so he would need a loan for $475,000.  Most likely he would have got a first mortgage for $400,000 and a second mortgage for $75,000 (to avoid PMI - private mortgage insurance).

To stay intune with Fannie and Freddie guidelines we are going to keep the first loan amount at $400,000 (or 80% of the real estate purchase price) and we are going to UP the second loan amount by $12,000, making it $87,000.

At the closing, when Jimmy goes to close on is $500,000 condo, he will have a first mortgage at $400,000 + his second mortgage of $87,000 of which he will only need $75,000 drawn on it that day + his $25,000 deposit he put down a month ago at Purchase & Sale.

He Closes, gets his keys and orders his stuff for delivery and pay’s for it on his 2nd mortgage line in which he has $12,000 left to spend (as estimated)…yup…its that easy.

The Numbers …  why do this?

(Example, lets use 6% rate for 1st mortgage and 7% for 2nd mortgage both scenarios with 5% down on $500,000 purchase.)

Example 1 - Without furniture or upgrades

Purchase Price  $500,000

1st Loan (80%) $400,000 - $2398.20

2nd Loan (15%) $75,000 - $498.98

Total Payment $2897.18 Per Month

Example 2 - WITH furniture & upgrades

Purchase Price  $500,000

1st Loan (80%) $400,000 - $2398.20

2nd Loan (15%) $87,000 - $578.81

Total Payment $2,977.01 Per Month

GRAND DIFFERENCE IS - $79.83/MONTH…now would you rather scrape together another $12,000 after spending all your cash for your $25,000 down payment?  We have done this time and time again and all of our clients have been so happy to have a completely brand new place for very little $…and when they go to sell in the next few years, its been completely decorated and has a much higher re-sale value.

PS - your 2nd mortage is tax deductable too :)

Tony Longo is the Big Guy in “Angels in the Outfield” and “Flinstones, Viva Rock Vegas. When you bump into Tony Longo, currently 6 foot-6 weighing in at 300 + pounds, your first impression would be to run the other way.

 Now I work for a company called condoDomain and run a Condo Blog :)

This guy really is Matty’s Grandfather, Matt leads our East Coast market development!

 

Nick Sudano was a SUPER HERO for the FBI. 

He trained Cuban-Americans to bomb their homeland. He fell in love with The Cause. He joined the assault on the Bay of Pigs and flew for his life above the sea. Then Carl Nick Sudano barely mentioned any of it for 40 years.  Big Nick now runs condoDomain Market Develompent efforts nationally.

Christian MajorChristian Major  Fleetwood, a native of Baltimore who served in the Fourth U.S. Colored Troops, was one of thousands of African Americans who fought in the Civil War in hopes of gaining equality, freedom, and citizenship for their race.

Chrsitian Major now battles Market Development for our West Coast operations.

Trump dumps ‘Friends and Family’ (Chicago)

Trump ChicagoThe “Friends and Family” whose contracts for discounted condos in a Donald Trump tower in Chicago have been voided may not be feeling so friendly.  Early purchasers, most of them insiders involved in planning and designing the Trump International Hotel & Tower, were told they would get a discount on the purchase price be able to put up a smaller down payment. The contracts also allowed them to resell the condos before actually closing on them, the Chicago Tribune reported.Recently, about 40 purchasers received letters from a lawyer representing the real estate tycoon and star of TV’s “The Apprentice,” telling them their contracts were null and void.

While language in the contracts appears to allow the cancellations, Richard Peiser, a professor of real estate at Harvard, said he had never heard of that kind of pull-back. Because the early sales help developers get financing and move the project along, “it would seem the buyer should enjoy the upside,” Peiser said.

The friends and family can still buy if they want, but only by paying close to the current asking price.  Trump appears to have little sympathy for his former friends, telling the Tribune he is the one who made the project “a tremendous success.”  “Don’t feel bad for them,” he said. “I paid them many millions of dollars in fees.”

$335,000 for London home the size of a closet

In one of the most expensive cities to live in the world…you can be sure to find some of the smallest units too!

Location, location, location. Almost anywhere else, the tiny dilapidated studio wouldn’t attract much more than mice. But this is London and the 77-square-foot former storage room — slightly bigger than a prison cell and without electricity — is going for $335,000.

The closet-size space in the exclusive Knightsbridge neighborhood may be only about the size of a ship’s galley, said real-estate agent Andrew Scott, who’s handling the sale. “But it’s permanently anchored to one of the wealthiest neighborhoods in the world.”

At more than $4,340 a square foot, the mortgage buys a spot within walking distance of tony stores like Harrods and London’s iconic Hyde Park. Originally conceived as a maid’s room, the apartment at 18 Cadogan Place hasn’t been used in years and is littered with trash bags and crumbling paint. Continued…

Singapore Condo Complex Rips Off Nicole Kidman Chanel No.5 Ad

Fake Condo AdsSince Chanel No.5 didn’t get much ROI off the $15 million they paid Nicole Kidman to appear in one of their ads, someone else might as well get some mileage out if it. Singapore luxury condominium developer CDL replicated the Nicole Kidman imagery right down to the backward necklace to promote its One Shenton condo project. What’s that saying? Imitation is the purest form of flattery? More like “We’re a sleazy developer who has mo problem freeloading.” For comparision, here’s the original Nicole ad.

Matt Busby our lead technical engineer here at condoDomain.com made an announcement earlier today.  “I really love Google Maps, the guys from Microsoft Virtual Earth stink & never called us back and we are now switching over to Google…Microsoft your outa’hea.”

Recently, Microsoft Virtual Earth has had difficulties rendering our Geo-coder in the new Firefox 2.0.  Supposedly there is a fix for this (as we were told @ Inman Connect NYC), however, we have had zero response from Microsoft….so Microsoft, your out…Google is moving in!

$1 Trillion in ARMs

arms going upFace a 25% Increase in Payments This Year

How homeowners who have adjustable-rate mortgages cope with the coming increase in their monthly payments will play a role in whether consumer spending slows in the new year, the former chief economist for the National Association of Realtors said this month. Economist John Tuccillo said in an address to the Wisconsin Bankers Association that with more than $1 trillion in adjustable-rate mortgages set to reprice upward this year, homeowners are looking at a 25 percent rise in the amount of house payments unless they refinance.

If the burden of bigger payments is substantial, it will be felt in the rest of the economy, Tuccillo said. Continued…
