Taking your helicopter to work from Scottsdale just got a whole lot tougher.

What kind of neighbors do we have out there?

It started in Mercer Island, Washington the neighbors complaining to planning and zoning - no helicopter. Now it is in Scottsdale, where next?

Everyone knows Paull Allen isn’t a dummy. He can solve any problem. (Except for the Portland Trail Blazers). He solved his problem by owning almost everything in the below picture. Instead of a helicopter pad, he bought a big boat. He turned the top of the big boat into a helicopter pad, on the water. Problem solved, no zoning or planning department.

Yesterday, the Scottsdale City Council voted unanimously to approve a zoning ordinance that bans private aircraft from landing in neighborhoods.The city has had an unwritten policy prohibiting private helipads in neighborhoods since annexing north Scottsdale from Maricopa County in the mid-1980s.The zoning amendment approved yesterday put that policy on the books.City planners say they feared that without the policy, more helicopters would start hovering since street traffic is so congested. About three years ago, some homeowners began complaining about noise from heli-commuting neighbors.The city says the code would not affect residents working on airplane kits or anything other than aircraft.

Eye Opening Blog on Real Estate and Technology (UnZillowable Listings)

Post yesterday on Brad Inman’s Blog…which was a response to a listing that was marketed in a Seattle MLS systme as “UnZillowAble”.

OK, if a great view is an “unzillowable” asset that can boost your property value, what about all the little things in a neighborhood that can detract from quality of life? What if a bunch of your neighbors go to work by helicopter, for instance? The Scottsdale City Council this week approved a zoning ordinance that bans private aircraft landing in neighborhoods. Only “a handful of residents have commuted via helicopter,” the Arizona Repblic reports, but “planners said that they feared more helicopters would start hovering since street traffic is so congested.”

I suppose if somebody’s listing a house that comes with a helicopter pad, online real estate sites could put a little helicopter graphic on their Google Map mashups to alert you to the fact. But chances are you’re still not going to find out about that guy down the street who’s got glasspacks on his Harley or the family that raises roosters for cockfighting until AFTER you move in.

The 2007 Condo Boom (Miami)

Something extraordinary is starting to happen in Miami. As 2007 approaches, some of our most highly- anticipated luxury condos are nearing completion. The downtown corridor is starting to look like a whole new world. And to my delight, the buyers are showing up. And they are buying condos again.

What is not happening, however, is a surge in pricing. Our Miami market seems to be moving along nicely in the $450/sf to $550/sf price range. This controlled, stable pricing seems to be just what Miami needed.

So, the pure speculators have been replaced, it seems, by the many prospective buyers who will be the residents of these condos. Condo Craze Continues in Edmonton (Canada)

Buyers Camp out for Condos

Edmonton’s red-hot real estate market lured buyers to line up overnight for a chance to pay up to $791,000 for a luxury condo at the new Century Park development.

The scramble was unmatched in recent memory — as was the sale Saturday of all 131 available units in only six hours.

“We sold out buildings in three weeks, in 1975,” said veteran realtor Connie Kennedy, a condo specialist with Re/Max Central. “But never in one day.”

Nor has she ever seen a crowd wait overnight to put down money. Nearly 100 people lined up. Century Park staff provided folding chairs, propane heaters, coffee and portable toilets. In the morning, they served muffins, crepes, cookies and hot dogs, with upbeat entertainment by an on-site disc jockey.

“Everybody in the line was awake and chatting,” said Herman Chow, happily standing in first spot.

Even in Edmonton’s superheated market, such demand for high-end condos is startling. Condo prices here have risen 34 per cent in the past year, to an average of $200,644.  Continue…

Ever wish you could be a guest in your own home? The latest condo trend marries the indulgence of a haute hotel with the independence of apartment living. AMY VERNER reports,

Six media types were sitting around a well-appointed dining table in a condo on the 55th floor of the Miami Four Seasons Hotel and Residences. After polishing off four mind-blowing courses prepared en suite by the hotel’s executive chef, Patrick Duff, we were being offered dairy-laden dessert plates. Since I am lactose-intolerant, I requested a chocolate chip cookie. When not one, but four, giant ones arrived, I blurted, “Could I have a smaller cookie, please?”

Condo Combo in Manhattan

Side-by-side condominiums on the 71st floor of Manhattan’s Time Warner Center have gone on the market for a combined $34 million.

The two condos have different owners and are being offered separately, though broker Brown Harris Stevens, which represents both units, is also marketing them together. If combined, they would total 8,500 square feet, have seven bedrooms and make up 80 percent of the north-tower floor, with views of Central Park.

The apartments form part of the Mandarin Oriental Hotel and Tower and come with hotel services including room and maid service and access to the hotel’s spa and pool. The Time Warner Center, opened in 2004, has about 200 condos in its twin 750-foot towers and houses a shopping mall, restaurants and a concert hall, as well as Time Warner headquarters.  Condo Combo Continued…
